ADDITIONAL INSPECTION SERVICES
It’s a good idea to bring in a home inspector to evaluate your home before you attempt to sell it so that you can maximize the potential for a successful transaction. We’ll conduct a detailed assessment of the home’s readily accessible areas, giving you a full report summarizing the strengths and deficiencies we discover. This will put you in a position where you’re able to address the home’s repair and maintenance needs before the property is shown, and you’ll also be able to improve communication with prospective home buyers.
New Construction Inspection
This inspection service is a thorough evaluation of new home construction that should take place before the builder is set to perform a final walkthrough of the property. We’ll assess the condition of most readily accessible components and any installed mechanical systems, giving you detailed explanations about the strengths and weaknesses we discover—including defective areas of construction that you’ll want to review with the builder before agreeing to terms on a final real estate transaction.
Loan Draw Inspection
A Loan Draw Inspection should be conducted during the construction of a home or commercial property to ensure that borrowed funds are being used appropriately. We’ll go over the accepted budget proposal before evaluating the construction site at several different stages, checking to see that the materials stored on-site are in line with the budget and that no delays have occurred that will necessitate a reevaluation of current draw requests.
We encourage our clients to schedule a Re-Inspection if we found defects during our original home inspection that the seller of the home has agreed to have corrected before a transaction takes place. We’ll thoroughly inspect any modifications that have been applied, including basic repairs or full-on replacement of defective components. If the original issue appears to have been addressed successfully, you should be able to more confidently proceed with a final real estate transaction.
For this inspection service, we’ll perform a charcoal canister test to measure the radon levels inside a home. These specialized tests are necessary because radon is invisible and odorless—and given the fact that radon exposure is known to be the second leading cause of lung cancer after tobacco use, we strongly recommend having this service performed before you buy a home.
No one wants to see the biggest investment they’ve ever made become a tasty meal for termites, and that’s why it’s critically important to have a WDI/Termite Inspection performed before buying a home. Your prospective home will be thoroughly evaluated for evidence of wood-destroying insects so that you’re knowledgeable about existing issues while there’s still time to negotiate repairs.
Commercial Property Inspection
This detailed evaluation of a commercial property will familiarize you with the current condition of most visible and readily accessible components. We’re able to inspect properties such as commercial warehouses, strip malls, and multi-family living units that are designed for no more than six to seven families.
